EXTENDED STAY POLICIES

These rules are applicable to all guests staying at BRTP for 30 nights or longer. Where these rules differ from standard Policies, these rules supersede. Please note: every person at Blue Ridge Travel Park is here as a temporary guest - no guest can claim residency at this address.

RESERVATIONS, PAYMENTS, DEPARTURES, and REFUNDS

  • Booking Fee: $900 + $5 booking fee is due by credit card upon booking. This is non-refundable.

  • Reservation Information: Extended Stay sites include up to 2 adults / 2 dependent children (under 18) / 2 pets / 1 vehicle. Additional people have additional monthly charges. No additional pets. We will allow a second vehicle when possible, but cannot allow more than 2 vehicles per reservation. Washing machines cannot always be accommodated due to additional septic system strain.

  • Billing:

    • Electricity: Electricity is metered and billed via email on the 1st of each month (you’ll receive an email 3 days before). Final electric is due before departure.

    • Site Fees: Extended Stay guests are billed three days before their cycle date (date of arrival) via email. Bills include the site fee for the upcoming month and any add-ons. (Example: You arrive October 12. Your next site fee bill is due Sept 12. You’ll receive an email Sept. 9th.)

    • Late Fees: We allow a grace period of 4 days (bills due on the 1st, are late at 5PM on the 5th). Bills not paid by 5PM on the 5th day accrue a $25 late fee. A subsequent $5 per day fee will be added until the balance is paid. After a second late payment, late fees double. More than 3 late payments may be cause for ejection.

    • Non-refundable. Once a site fee is paid it is non-refundable.

    Departures: We require at least 14 days notice for departure of extended stay guests. Extended Stay guests who know they will depart prior to the end of a month may provide an earlier departure date at least 14 days in advance and will be billed a prorated nightly amount. If an Extended Stay guest departs without two-weeks notice they will be charged 14 nights at their current rate from the date of departure or notification (whichever is earlier).

Communication:

  • To ensure we are able to easily communicate necessary information to guests, Extended Stay guests are required to provide an active email address and commit to checking it weekly.

  • We require a current, active phone number for each adult guest and permission to text when necessary. We are always mindful of time and frequency when texting.

RVs:

  • All RVs must be less than 10 years old, fully functional, and contain a full, self-contained bathroom. No window AC units.

  • Proof of current RV insurance is required and must be on file in the office prior to arrival. Insurance must be maintained throughout the duration of your stay.

  • Please keep RVs clean in appearance. Guests may wash RVs on site twice per calendar year. This must be pre-scheduled with the office (not on a Saturday). A $50 fee will be assessed for water usage.

  • Heated hoses are required November 15 - April 1.

  • Washing Machines require advance permission. (Our septic system struggles to handle this additional load.)

MAIL: Packages for guests may be delivered from UPS, FEDEX, and USPS and must be picked up on the front porch of the office. BRTP is not responsible for packages and does not notify you of packages. No other mail is allowed and will be returned to sender. Post Office Boxes are recommended for Extended Stay guests. BRTP address cannot—for any reason—be listed as a residence. All guests must maintain a different legal residence. This includes obtaining a Driver’s License, registering a vehicle, registering to vote, etc. You are a GUEST at this property. You do not live here.

VEHICLES AND TRAILERS:

  • All vehicles (including motorcycles) must be registered in the office in advance.

  • Advance permission is required for any work vehicle or non-standard size vehicle.

  • We do not allow vehicle maintenance to be performed on property (this includes replacing batteries, changing oil, rotating tires, etc.).

  • A maximum of 2 registered vehicles (motorcycles count as vehicles) are permitted per extended stay reservation. A second vehicle might not be parked on your site. All vehicles —even short term — must be approved in advance and will incur a fee. Any vehicle found onsite without advance notice will be charged the current nightly site fee.

  • Trailers must be approved in advance and will be stored off your site. A nightly fee will be assessed.

SITE APPEARANCE: Sites must be kept neat and clean at all times. When in doubt about placing an item on our site, remember that all guests here on an extended stay basis should be able to pack and leave quickly if required. Ask yourself: “Could I leave in an hour?" and, “could someone driving by differentiate my site from a weekend guest when driving by?”

  • Items stored outside should be easily portable, not get in the way of lawn maintenance, and kept to a minimum. Examples of permissible items include: one grill, one outdoor table (in addition to the provided picnic table) with two outdoor chairs, an outdoor carpet (not on grass), lanterns or string lights (not attached to trees), one flag (American, sports team, or family name/initial), a couple of potted plants, a small pile of firewood, bicycles.

  • Items stored under campers should be kept to a minimum. Examples of permissible items include: a ladder, a kayak, extra camper leveling blocks, an extra propane tank.

  • Neutral-colored (brown, tan, grey) tarps may only be used underneath campers to insulate during cold weather months (November through March). Tarp use while awaiting short-term repairs such as roof leaks must be approved in advance.

  • Examples of items that are not appropriate outside on sites include: sheds, fences of any kind, screen rooms, gates or barriers, permanent clothes lines (portable pop-up racks are permissible on a temporary basis), storage racks or shelving, storage totes, cardboard boxes, tools, exercise equipment, pet crates, appliances, kitchenware, trash cans or trash bags.

  • Guests requiring additional storage space should look into nearby storage facilities.

VISITORS: Blue Ridge Travel Park site fees cover use of the property and amenities for the guests registered on that site. Visitors are permitted when registered with the office via email in advance. The total number of people on a site at any time cannot exceed the site maximum of eight people (including children, babies, and visitors). The registered guest must be on site with visitors.

Definitions:

  • Guest: the responsible party and the registered persons attached to the reservation

  • Visitor: a person (of any age) not registered as a guest on this property

  • Overnight visitors are $10 per person per night and must be registered with the office in advance.

  • For insurance and safety reasons, all persons on site must be registered with the office. If you have a visitor, notify the office in advance via email (brtpfrontdesk@gmail.com). Provide the following information: full name of each visitor, whether the visitor is an adult or child, the make and color of any car, and the day(s) of the visit.

  • Extended Stay guests may register regular visitors such as spouses, significant others, and children on their site reservation to prevent having to report regular visitations (max included, registered people is 2 adults/2 dependent children).

  • The number of vehicles on your site cannot exceed 2 at any time. Visitors may park on your site if there is space. Otherwise visitor parking should be utilized. Overnight visitors must have advance parking permission.

BLUE RIDGE TRAVEL PARK RESERVES THE RIGHT TO UPDATE OR MODIFY CAMPGROUND RULES AND REGULATIONS AT ANY TIME.
